The Next Multifamily Amenity Is Also a Risk Management Tool

Jennifer Dwyer |

For years, indoor bike storage has been viewed as a convenience. A place to park a bicycle. A resident perk. A box checked on the amenity list. Today, it is becoming something much more significant.

As e-bikes and other battery-powered mobility devices continue to gain popularity, multifamily developers are facing a new reality: residents increasingly expect places to store and charge those devices inside their buildings. At the same time, the industry is seeing growing attention on the fire and life-safety considerations associated with lithium-ion batteries. The ICC’s early release of the forthcoming 2027 International Fire Code battery provisions reflects just how rapidly this issue is evolving. The challenge for owners is straightforward.

If a building does not provide a safe, intentional place for battery-powered mobility devices, residents will often create their own solutions. Bikes end up in apartments. Chargers end up in corridors. Storage rooms become charging rooms. None of these outcomes were part of the original design intent. The opportunity for developers is to get ahead of the trend.

Rather than viewing bike storage as a standalone amenity, we believe it should increasingly be considered part of a building’s operational infrastructure, similar to package rooms, EV charging stations, and other systems that support how residents actually live.

Well-designed indoor bike storage can

  • Improve resident experience
  • Support sustainability and alternative transportation goals
  • Reduce operational uncertainty.
  • Help buildings adapt to evolving safety expectations.
  • Enhance the long-term value of the asset.

The larger lesson is not really about bicycles. It is about anticipating behavioral shifts before they become operational challenges. The most successful multifamily communities are rarely those that react to change. They are the ones designed with enough foresight to accommodate how people will live five years from now.

At KDG, we believe design is most valuable when it solves tomorrow’s problems before they become today’s liabilities. Indoor bike storage is quickly becoming one of those conversations
