MHPN Webinar – Detroit Free Press Building
Over the summer, Project Architect and Team Lead Laura Mitchell presented a webinar for the Michigan Historic Preservation Network, “Hot off the Press: Connecting Buildings and People Through Preservation”, which used historic photos, the current renovations, and stories from former employees to explore how the preservation process was informed by and has impacted both people and history. The webinar took participants on a tour of the building, exploring how the building looked in 1924, 2017, and 2020, with stories and interviews interspersed throughout tying everything together. A recording of the webinar can be found at the link below!

Fort Industry Square Milestones
Our Fort Industry Square project in Toledo has had some noteworthy milestones over the past few months:
- The northern three buildings, Phase 1 of the project, have had their Historic Preservation Certification Application Part 3’s submitted for review by State Historic Preservation Office. The remaining seven buildings that encompass Phase 2 are expected to have their Part 3s completed by spring of 2022.
- Exterior lighting has been installed along the Summit Street and Water Street facades, and it looks fantastic at night. KDG and the project owner had worked closely with the State Historic Preservation Office in Ohio for approval of historically appropriate exterior lighting. The block was previously quite dark at night; the new lighting adds security for more pedestrian comfort and noticeably enhances the downtown streetscape.
- The largest commercialtenant, Northwestern Mutual, is now operating in their new office space that spans across two of the buildings.
- The façade at 136 N. Summit is complete! It had to be completely reconstructed as a result of structural failure that stemmed from high winds and a lack of lateral bracing from previous renovations. This was certainly not part of the plan, but KDG and the owner/contractor had extensive coordination with the State Historic Preservation Office to reconstruct the façade without jeopardizing the historic tax credits.
- Construction has begun for the Bobcat Bonnies Toledo location. The restaurant will be on the main level off Summit Street, and along Water Street there will be a separate bar and arcade area.
- Exterior painting is nearly complete. The paint, manufactured by Keim, is a mineral silicate coating that provides unmatched quality in its resistance to fading and durability. It allows the historic masonry to breathe, unlike many other coatings that can trap moisture and cause damage to the wall materials. KDG has the expertise of understanding the appropriate treatments for historic materials, which is crucial for historic tax credit projects.
The Fort Industry Square redevelopment consists of ten buildings connected on the interior that are utilizing both federal and state historic tax credits, along with large a non-contributing building that completes the full city block. KDG is serving as Architect and Historic Consultant on this iconic historic block of Downtown Toledo.

Ohio Transformational Mixed-Use Development Program
Last month, the Ohio Department of Development launched the Transformational Mixed-Use Development tax credit program. New construction and rehabilitation projects are eligible. The development must include a combination of retail, office, residential, recreation, structured parking or other similar uses into a single mixed-use development. Applicants will need to demonstrate that the project will have a major economic impact on the site and be a catalyst for future development in the area. The program is currently funded for fiscal years 2022-2025. Applications are due end of October in order to apply for the tax credit for the following fiscal year. For more details and to apply for the program, visit the Ohio Department of Development website.
