Capitol Park Lofts Expansion |
| As demolition and cleanup work at 1133 Griswold Street wraps up and the new construction phase is beginning, KDG staff toured the construction site to learn firsthand about the project scope and about technical challenges of the adaptive reuse project.
1133 Griswold was originally built as a seven-story office building for the United Savings Bank. The small building, designed by Albert Kahn, infilled a diamond-shaped lot facing Griswold Street and an alley and is bounded on two sides by the eleven-story 1145 Griswold Street, completed nine years earlier. |

The obsolete office building deteriorated significantly and was vacant by the end of the twentieth century. The owners of the abutting 1145 Griswold building, known as Capitol Park Lofts, purchased the property and are annexing it to the building as an expansion of the residential apartments and commercial spaces. |

The original bank building was designed with provisions for additional floors to be added at a future date, but some retrofit work is necessary to connect the building at each floor level to the abutting building and to prepare for four new floors. A steel-framed podium will be framed atop the current roof level, creating the new eighth story. Three additional stories will be erected atop the podium using composite floors and panelized cold-formed metal framed wall panels which will be craned into place. The front façade will be framed as a continuous cold-formed metal frame with new cladding and cornices. The alley façade, which was in better condition than the front, will be restored on the existing lower stories. The commercial spaces at the ground floor and second floor will have large curtainwall windows and doors facing Griswold Street. |

On the tour, KDG staff reviewed the future apartment layouts, the challenges and solutions of the mixed old and new structural systems, fire rated assemblies, movement joints and egress. We look forward to the new construction as it progresses toward bringing this building into service again. |
